PLANNER: Mikayla Hibbert PARCEL ID: 3519-114-00-300 ______________________________________________________________________________ PROPOSAL: A Major Subdivision Final Plat proposal to subdivide 32.73+/- acres into five residential lots with an average lot size of 6.5 +/- acres in the Rural Zone. The lots share a private subdivision road, Blue Moon Drive, off of Etna Forest County Road 112. Each lot will have individual wells, and individual septic systems. The developer has completed the requirements of the Development Agreement with Lincoln County including the installation of an approved subdivision road, completing a weed management plan, submittal of a Water Distribution Plan to the State Engineers Office, and installation of electrical power and communication lines to each lot. LOCATION: Located 1.5 miles northwest of the Town of Star Valley Ranch, Wyoming in T35N, R119W, Section 11. ATTACHMENTS: 1. Final Plat 2. Development Agreement PLANNING STAFF RECOMMENDATION: Planning Staff recommends that the Board of County Commissioners APPROVE file # 207 MS 21 Crescent Moon Subdivision, with: ● Findings of Approval A. thru C. ● Resolution of Approval 207 MS 21 BCC FINDINGS OF APPROVAL: A. The proposed subdivision is consistent with the goals and objectives of the Lincoln County Comprehensive Plan. 1. As outlined in the Private Property Rights section, the proposed subdivision is the desire of the private property holder, and 2. Will not adversely affect the community or neighbors. B. The proposed subdivision is consistent with the standards and procedures of the Lincoln County Land Use Regulations Chapter 5 Major & Minor Subdivision Plat Applications. C. The proposed project is consistent with the provisions W.S. 18-5-301 through W.S. 18-5-315, 2021. 1. Survey plat was submitted. W.S. 18-5-306, 2021 (a)(ii) 2. Proof of ownership was provided.
