PLANNER: Mikayla Hibbert PARCEL ID: 3418-201-00-384 ______________________________________________________________________________ PROPOSAL: A Major Subdivision Final Plat proposal to subdivide 35.22 +/- acres into seven residential lots with an average lot size is 5.03 +/- acres in the Rural Zone. The lots share private subdivision roads, Blue Steel Road and Loulie Lane, off of Bedford North County Road 121. Each lot
will have individual wells, and individual engineered-enhanced septic systems permitted directly through Wyoming Department of Environmental Quality. The developer has completed the requirements of the Development Agreement with Lincoln County, including the installation of an approved subdivision road, installation of a culvert approved by the Canal Company and County Engineer, installation of private road name signs, and installation of electrical power and communication
lines to each lot. LOCATION: Located 1.5 miles east of the Town of Thayne, Wyoming in T20N, R118W, Section 19.

FINDINGS OF APPROVAL:
A. The proposed subdivision, with conditions, is consistent with the provisions W.S. 18-5-301 through W.S. 18-5-315. B. The proposed subdivision is consistent with goals and objectives of the Lincoln County Comprehensive Plan, including Section IV Land Use Objective 1. Create Land Use Regulations that promote the responsible and orderly development of Lincoln County.
C. The proposed subdivision, with conditions, is consistent with the standards and procedures of these Lincoln County Land Use Regulations, including: a. Residential Density Standards; Chapter 6 Table: 6.1 for Major Subdivisions in the Rural Zone.
