PLANNER: Mikayla Hibbert PARCEL ID: 3418-201-00-235 PROPOSAL: A Simple Subdivision Application to subdivide 35 +/- acres into 2 lots with one lot of 5 +/- acres and the other lot of 30 +/- acres with an average lot size of 17.50 +/- acres in the Rural Zone. The project site will be accessed off of Grassey Lane, a private subdivision road. B.The proposed subdivision is consistent with the standards and procedures of the Lincoln CountyLand Use Regulations.C.The proposed Simple Subdivision is consistent with the provisions W.S. 18-5-301 through W.S. 18-5-315. AGENCY CORRESPONDENCE: Lincoln County Weed & Pest Control District: At the time of inspection Hounds Tongue was present on the property. My recommendation is to implement a weed management plan on the property. Star Valley Conservation District: SVCD always recommends soil cuts to determine groundwater levels. If ground water is high, we recommend an enhanced septic system and no basements. We recommend that soil cuts be taken in the spring/early summer when groundwater is highest. If soil cuts are done at other times know that static water level can fluctuate according to the amount of high-water runoff from year to year. Plat Recommendations: Due to the soils report data regarding septic tanks (see description in soils report paragraph 2).
