______________________________________________________________________________ PROPOSAL: A second filing of Phase I of a Major Subdivision Final Plat proposal to subdivide 93 +/-
acres into 12 residential lots with an average lot size of 5.00 +/- acres in the Rural Zone. Lots 6, 7, and 8
were created in the second filing of Phase I. The lots share a private subdivision road, Wagon Rut Lane, off of County Road 134. The developer has completed the requirements in the Conditions of Approval and the Development Agreement with Lincoln County, including the installation of an approved subdivision road, an approval of a Floodplain Permit for the road, submittal of Water Distribution Plan
to the State Engineer’s Office, a fencing plan to meet State Statutes, and installation of electrical power
and communication lines to each lot. LOCATION: Located 5.2 miles northwest of the Town of Afton, Wyoming in T32N, R119W, Sections 5 and 6. ____________________________________________________________________________________

FINDINGS OF APPROVAL:
A. The proposed subdivision, with conditions, is consistent with the provisions W.S. 18-5-301 through
W.S. 18-5-315. B. The proposed subdivision is consistent with goals and objectives of the Lincoln County Comprehensive Plan, including Section IV Land Use Objective 1. Create Land Use Regulations that promote the responsible and orderly development of Lincoln County. C. The proposed subdivision, with conditions, is consistent with the standards and procedures of these
Lincoln County Land Use Regulations, including: a. Residential Density Standards; Chapter 6 Table: 6.1 for Major Subdivisions in the Rural Zone. D. The proposal is consistent with the terms and conditions of the Development Agreement for Emigrant Meadows Second Filing Phase I road and utility improvements.
