PUBLIC HEARINGS A. 111 CUP 24 Heiner Storage – Conditional Use Permit Robyn Heiner and Eric Heiner • A Conditional Use Permit to build a commercial storage facility and provide storage for personal equipment. The proposed storage facility consists of two 100’ x 210’ buildings with 30 storage units per building, two 80’ x 434’ buildings with 62 storage units per building, one 50’ x 434’ building with 62 units per building, and one 100’ x 50’ equipment building shed. The project total square footage is 138,100, with 154 total storage units. The lot for the proposed project is platted for Residential/Commercial Land Use. It is located in the Rural Zone, on 12.78 +/- acres. • Located 2 miles northwest of the Town of Star Valley Ranch, Wyoming in T35N R119W Section 14. B. 404 SS 24 Cabbage Hill Bryce M. Roberts and Jacob D. Roberts • A Simple Subdivision Application to subdivide 17.32 +/- acres into two residential lots with one lot of 7.69 +/- acres and the other lot of 9.63 +/- acres with an average lot size of 8.66 +/- acres in the Rural Zone. • Located 1.5 miles southeast of the Town of Thayne, Wyoming in T34N, R118W, Section 31. III. OTHER PLANNING MATTERS C. 104 MA 23 Valley of the Burm Third Filing Josh and Rylee Burmester, and Bart W. and Julie S. Taylor • A Major Subdivision Preliminary Plat proposal to subdivide 36+/- acres into eight residential lots with an average lot size of 4.5 +/- acres in the Rural Zone. • Located 2 miles southeast of the Town of Thayne, Wyoming in T34N, R118W, Section 31. D. 814 AP 24 Trail Ridge Subdivision 4th Filing (Tabled from the August 14, 2024 BCC Meeting) Wes Banks, Trail Ridge POA, and 159 Acres, LLC c/o Scott Mitchell • This is a request for an amendment to realign the end of Falcon Drive with the addition of a cul-de-sac turnaround. This realignment will adjust the southern boundary of existing Lot 60 and the northern boundary of existing Lot 61. Additionally, existing Lot 60 will increase in size with a boundary adjustment on the eastern lot line. This adjustment will increase existing Lot 60 to 6.25 acres. New Lot numbers will be assigned as shown on the attached plat. The project site is accessed off of Falcon Drive and within the Rural Zone. • Located 3.4 miles south of the Town of Alpine, Wyoming, in T36N, R119W, Sections 10 and 15.
