PLANNER: Mikayla Hibbert PARCEL ID: 3418-314-00-118 & 3418-314-00-388 ______________________________________________________________________________ PROPOSAL: A Major Subdivision Preliminary Plat proposal to subdivide 36+/- acres into eight residential lots with an average lot size of 4.5 +/- acres in the Rural Zone. The lots access from County Road 126 and share a private subdivision road, Pine Knoll Road. The developer has completed the requirements of the Conditions of Approval and Development Agreement with Lincoln County, including the installation of roadways, submittal of Water Distribution Plan to the State Engineer’s Office, a fencing plan that meets State Statutes, installation of electrical power and communication lines to each lot, and letters in relation to the culvert from the Army Corps of Engineers and Wyoming Game and Fish. LOCATION: Located 2 miles southeast of the Town of Thayne, Wyoming in T34N, R118W, Section 31. ____________________________________________________________________________________ ATTACHMENTS: 1. Development Agreement PLANNING STAFF RECOMMENDATION: Planning Staff recommends that the Board of County Commissioners APPROVE File # 104 MA 23 Valley of the Burm Third Filing, with: ● Findings of Approval A. thru D. ● Resolution of Approval 104 MA 23 BCC FINDINGS OF APPROVAL: A. The proposed subdivision, with conditions, is consistent with the provisions W.S. 18-5-301 through W.S. 18-5-315. B. The proposed subdivision is consistent with goals and objectives of the Lincoln County Comprehensive Plan, including Section IV Land Use Objective 1. Create Land Use Regulations that promote the responsible and orderly development of Lincoln County. C. The proposed subdivision, with conditions, is consistent with the standards and procedures of these Lincoln County Land Use Regulations, including: a. Residential Density Standards; Chapter 6 Table: 6.1 for Major Subdivisions in the Rural Zone. D. The proposal is consistent with the terms and conditions of the Development Agreement for Valley of the Burm Third Filing including road and utility improvements.
