HomeMy WebLinkAboutGolden Acres Sketch Plan PZC No motion to be made by Planning and Zoning Commission for Sketch Plan Review APPLICANTS: Rick Earling and Toni Earling Family Trust PROJECT NAME: Golden Acres Subdivision COMMUNITY PLAN AREA: Upper Valley ZONING: Rural PLANNER: Elizabeth Williams PARCEL ID: 3218-062-00-006, 3218-062-00-007, 3218-063-00-005 PROPOSAL: A Major Subdivision Sketch Plan proposal to subdivide 95 +/- acres into 19 residential lots with an average lot size of 5 acres +/- in the Rural Zone. The subdivision will have a private subdivision road that is accessed off of South Grover County Road No. 12-190. The developer proposes that lots will have individual wells and individual septic systems that meet current State and County standards. Lots 1-4 appear to be within the Grover Water District and if the district has capacity, water hookups will need to be provided by the developer. LOCATION: Located in the community of Grover, 2.5 miles north of the Town of Afton, Wyoming, in T32N R118W Section 6. OTHER INFORMATION OR CONCERNS: The road access near lot one appears to be within the 50-foot set back from the canal. The existing building on the corner of County Road 190 and County Road 191 has a second access that would need to be removed prior to developing the access from County Road 190 to Anderson Lane.
