PLANNER: Mikayla Hibbert PARCEL ID: 3119 123 00 133 PROPOSAL: A Minor Subdivision Sketch Plan proposal to subdivide 15.95 +/- acres into 3 residential lots with an average lot size of 5.32 +/- acres in the Rural Zone. The lots will have individual wells and individual septic systems that meet current State and County standards. LOCATION: Located roughly 1.3 miles northwest of the Town of Afton, Wyoming in T31N R119W Section 12. OTHER INFORMATION OR CONCERNS: This property was part of a two lot Simple Subdivision in 2017. One of the requirements for the Simple Subdivision was that both lots would share a driveway access to follow the Land Use Regulations Chapter 6.9, C, “Common access drives and/or frontage roads which limit the number of entrances onto County Roads are encouraged.” The location of the existing shared driveway access and structures make it so that the two new proposed lots cannot use the same access. Staff felt that another shared driveway access off of County Road 146 would be appropriate with a Plat Warning stating that if any further development were to take place the two driveway accesses would have to create a loop road meeting current Land Use Regulations. The proposed subdivision borders agricultural land that will require a 25-foot buffer. The proposed subdivision is located within the Afton Airport Safety Zone C, and will require a Plat Warning. The property has water rights from the Dry Creek Irrigation Pipeline that will require an irrigation easement. ATTACHMENTS: 1.
