PROPOSAL: A Minor Subdivision Sketch Plan proposal to subdivide 40 +/- acres into 5 residential lots with an average lot size of 8 acres +/- in the Rural Zone. The subdivision will share a private subdivision road with two half cul-de-sac turn outs, and a cul-de-sac accessed off of Lost Creek County
Road 120. The lots will have individual wells and individual septic systems that meet current State and County standards. LOCATION: Located one mile south of Star Valley Ranch, Wyoming in T34N R118W Section 9.
OTHER INFORMATION OR CONCERNS: This proposed subdivision’s road will give access to the
property to the east that is in the Simple Subdivision process.
Planning Staff is considering this road to be Mountainous Terrain due to road slopes from 6-9%. Due to
the Mountainous Terrain, Planning Staff is recommending that there be language on the plat restricting
guest homes to ensure less than 99 ADT (average daily travel) on the subdivision road.
Planning Staff will also be recommending Plat Warnings for fire sprinklers due to the heavily treed
landscape and grade of the road.
Planning Staff will be asking that as-built drawings be provided following the construction of the
subdivision road.
