PLANNER: Mikayla Hibbert PARCEL ID: 3418-201-00-386 ______________________________________________________________________________ PROPOSAL: A Minor Subdivision Final Plat application proposal to subdivide 35.0 +/- acres into five residential lots with an average lot size of 7.0 +/- acres in the Rural Zone. The subdivision will share private subdivision roads, Blue Steel Road and Grassey Lane, accessed off of Bedford North County Road 121. The lots will be served by Bedford Water District for drinking water, and by individual septic systems that meet current State and County standards. The developer has completed the requirements of the Conditions of Approval and Development Agreement with Lincoln County, including the installation of an approved subdivision road, submittal of a Water Distribution Plan to the State Engineers Office, purchase and installation of road signs, a fencing plan to meet State Statutes, installation of a fire hydrant, and installation of electrical power and communication lines to each lot. LOCATION: Located 1.7 miles east of the Town of Thayne, Wyoming in T34N R118W Section 20. ATTACHMENTS: 1. Final Plat 2. The proposed subdivision is consistent with the goals and objectives of the Lincoln County Comprehensive Plan. B. The proposed subdivision is consistent with the standards and procedures of the Lincoln County Land Use Regulations. C. The proposed subdivision is consistent with the provisions W.S. 18-5-301 through W.S. 18-5-315.
