PROPOSAL: A Simple Subdivision application to subdivide 5 +/- acres into 2 residential lots with an average lot size of 2.5 +/- acres in the Rural Zone. The lots will have a shared driveway access off of Cottonwood Creek County Road 153. The lots will be served by individual wells and individual
enhanced septic systems meeting current State and County standards.
LOCATION: Located 5.3 miles southeast of Afton, Wyoming T31N, R119W, Section 14.

FINDING OF APPROVAL:
1) The proposed subdivision is consistent with the goals and objectives of the Lincoln County Comprehensive Plan. 2) The proposed subdivision is consistent with the standards and procedures of the Lincoln County Land Use Regulations.
3) The proposed subdivision is consistent with the provisions W.S. 18-5-301 through W.S. 18-5-315.
CONDITIONS OF APPROVAL: 1. The following shall be added to the plat:
a. A 60 foot easement extending from the end of the shared driveway access to the north end
of the property line dedicated to the public for future connectivity.
b. The following Dedication of Roads and Easements shall be added to the plat: The owners and proprietors have laid out and surveyed as Canyon View Subdivision, and with the specific intent to do so, do hereby dedicate and convey to and for the public use forever, whether in the county or in a future municipality through annexation, the roads and road easements as are laid out and designated on this plat.
They do also create perpetual easements for the installation and maintenance of utilities
and for irrigation and drainage facilities as are laid out and designated on this plat.
The undersigned hereby waives and releases all rights under and by virtue of the Homestead exemption laws of the State of Wyoming.
Dedication of the road or roads on this plat in no way obligates the Lincoln County Commissioners to maintain such roads nor does it relieve the developer of the obligation to construct such road or roads according to the requirements of the Lincoln County Subdivision Regulations. AGENCY CORRESPONDENCE: Lincoln County Weed & Pest Control District: I have received the proposal for the Forsyth Family
Living Trust, dated October 29, 2024 - Simple Subdivision -within Section 5, T30N R118W, Lincoln
County, Wyoming. I inspected this property and didn't find any noxious weeds. Star Valley Conservation District: The Planning Office did not receive any comments from the Star Valley Conservation District. It has been more than 60 days.
