PROPOSAL: A Major Subdivision Sketch Plan proposal to subdivide 159 +/- acres into 25 lots with
an average lot size of 6.36 +/- acres in the Rural Zone. The subdivision road is accessed off an existing subdivision road, Falcon Drive. There will be a Chapter 23 Water & Wastewater Study done to determine any limitations for septic systems.
LOCATION: Located roughly 3 miles south of Alpine, Wyoming in T36N, R119W, Section 14.
OTHER INFORMATION OR CONCERNS:
• The newly adopted Land Use Regulations (File # 602 PZ 25) that were approved by the Board of County Commissioners on August 6, 2025 does not allow for more than 15 lots without two
points of access. This Sketch Plan does not meet this requirement in the Land Use Regulations.
• Planning Staff requires engineered plans for subdivision roads over 8 %. Verification of slope or engineered plans and as-builts will be required.
• Planning Staff will be requiring the portions of Trail Ridge Road and Falcon Drive used to
access the proposed subdivision be brought to current road standards. Planning Staff will require an updated road maintenance agreement for the portion of Trail Ridge Road and Falcon Drive that the proposed subdivision will be using for access.
• There are areas within the subdivision designated by U.S. Geological Survey as having slope
movement. These areas shall be designated on the plat.
• Planning Staff requires a new subdivision name to avoid having too many subdivisions with similar names leading to difficulties in the future.
