PROPOSAL: A Master Plan Phased Major Subdivision Sketch Plan proposal to subdivide 14.04 +/-
acres into 11 commercial lots with an average lot size of 1.28 +/- acres. This Master Plan Phased Major
Subdivision Application will be accompanied with a Rezone Application to change the zoning from Rural to Mixed. The subdivision loop road accesses off of Creamery County Road 111 and U.S. Highway 89. LOCATION: Located roughly 3 miles northwest of Star Valley Ranch, Wyoming in T35N, R119W, Section 3. OTHER INFORMATION OR CONCERNS:
• There will be a boundary adjustment between the existing 1.14 +/- acre parcel (Parcel ID 3519-
034-00-086) and the 36.68 +/- acre parcel to the west (Parcel ID 3519-034-00-141). This boundary adjustment will increase the 1.14 +/- acre parcel to 14.04 +/- acres.
• The subdivision will have water from the Etna Sewer and Water District.
• The subdivision will be required to have paved roads.
• The subdivision will be required to have a Chapter 23 Water & Wastewater Study done to determine any limitations for septic systems.
• The subdivision will be required to meet fire flows as specified in Lincoln County Land Use
Regulation Appendix N.
• Planning Staff will require a traffic study due to the large commercial impact.
• The Wyoming Department of Transportation (WYDOT) Access Manual recommends a 660 foot
offset for frontage roads. Planning Staff will be requesting comment from WYDOT regarding
the proposed frontage road.
