PLANNER: Mikayla Hibbert PARCEL ID: 3419-351-00-150 PROPOSAL: A Major Subdivision Sketch Plan proposal to subdivide 30.96 +/- acres into six lots with an average lot size of 5.16 +/- acres in the Rural Zone. The subdivision road will access from U.S Highway 89. LOCATION: Located less than a mile south of Thayne, Wyoming in T34N, R119W, Section 35. OTHER INFORMATION OR CONCERNS: • A boundary/lot line adjustment will be submitted on the north end of the parcel via an Amended Plat Application. This adjustment will increase the size of Lot 38 of Riverview Ranchettes 3rd Filing, leaving the remaining parcel to be subdivided at approximately 30.96 acres. • The newly adopted Land Use Regulations (File # 602 PZ 25) that were approved by the Board of County Commissioners on August 6, 2025 depicted the cul-de-sac design. The proposed cul-de-sac does not meet the cul-de-sac design and will have to be revised or approved with a Variance Application. • The proposed subdivision road exceeds 8% grade and will have to adhere to the Mountainous Terrain requirements as specified in the Land Use Regulations including engineered plans and as-builts by a Wyoming licensed Professional Engineer. • The proposed subdivision road exceeds the maximum length for an interior road ending in cul-de- sac. The Fire Advisory Panel will have to approve the road prior to Preliminary Plat submittal. • The proposed subdivision is within Wellhead Protection Zone 2 which requires engineered wastewater systems. There will be a Chapter 23 Water & Wastewater Study done to determine any further limitations for water and wastewater as well. • The unbuildable areas within the proposed subdivision, which are identified as having a slope over 30%, shall be designated on the plat.
