PROPOSAL: A Minor Subdivision Sketch Plan proposal to subdivide 40.00 +/- acres into four (4)
residential lots with an average lot size of 10 acres +/- in the Rural Zone. The subdivision will access off Tatanka Road which accesses off of Lost Creek CR 120 where it meets Bedford North CR 121.The lots will have individual wells and individual septic systems that meet current State and County standards.
LOCATION: Located 0.88 miles southeast of the town of Star Valley Ranch, Wyoming in T34N,
R118W, Section 9. OTHER INFORMATION OR CONCERNS:
• Road design and erosion mitigation plans will be engineered due to mountainous terrain.
• Tatanka road will be improved to meet Lincoln County Land Use Regulation from the connection with Lost Creek CR 120 / Bedford North CR 121.
• Planning Staff will be requesting a Plat Warning: All dwellings shall have a fire suppression
system approved by a Wyoming Licensed Engineer prior to occupancy.
• Planning Staff will be requesting a 60-foot easement from the cul-de-sac to the property line to the east for future connectivity.
• US Forest Service will approve the subdivision fence plan for their respective boundary.
