PLANNER: Mikayla Hibbert PARCEL ID: 3419-113-00-146 and 3419-114-00-143 PROPOSAL: An Amended Subdivision Plat Application to move a lot line of Lot 2 of Simpson Landing. This adjustment will decrease Lot 2 (now Lot 3) from 5.55 acres to 4.26 acres and increase the unplatted parcel to the north, designated as Tract A, from 35 acres to 36.29 acres. LOCATION: Located 0.5 miles north of Thayne, Wyoming, in T34N, R119W, Section 11. ATTACHMENTS: 1. Amended Plat 2. Vicinity Map PLANNING STAFF RECOMMENDATION: Planning Staff recommends that the Board of County Commissioners APPROVE File # 803 AP 26, Simpson Landing Amended, with: ● Findings of Approval A. thru C. 803 AP 26 BCC FINDINGS OF APPROVAL: A. The proposed amended subdivision plat is consistent with the Goals and Objectives of the Lincoln County Comprehensive Plan. B. The proposed amended subdivision plat is consistent with the policies, procedures and standards of the Lincoln County Land Use Regulations, specifically the policies found in Section 4.7 Amendments to Approved Subdivisions, and the provisions for minor plat amendments, and consistent with the provisions of W.S. 34-12-106 through 110, providing for plat vacation and partial plat vacation where such vacating does not abridge or destroy any of the rights and privileges of other proprietors in said plat. C. Since the proposed amended plat does not increase the number of lots in the subdivision in the County, a resolution of approval shall not be required. BACKGROUND: The Simpson Landing Amended Plat currently depicts Tract A as containing 36.62 ± acres. This Amended Plat (803 AP 26) revises the acreage of Tract A to 36.29 ± acres. Additionally, Tract A increases by 0.33 ± acres as a result of a boundary line adjustment from Tract C, as shown on the plat. New deeds reflecting both the amended plat and the boundary line adjustment will be recorded subsequent to the recording of this plat.
