PROPOSAL: A Minor Subdivision Final Plat proposal to subdivide 30.75 +/- acres into five residential lots with an average lot size of 6.15 +/- acres in the Rural Zone. The subdivision shares a private subdivision road with a cul-de-sac accessed off Bedford-Turnerville County Road 123. The lots will have individual wells and individual septic systems that meet current State and County standards. The developer has completed the requirements of the Conditions of Approval and Development Agreement
with Lincoln County including installation of an approved subdivision road, and installation of electrical power and communication lines to each lot. LOCATION: Located 4.1 +/- miles southeast of Thayne, Wyoming in T32N, R118W, Section 32.

FINDINGS OF APPROVAL:
A. The proposed subdivision is consistent with the goals and objectives of the Lincoln County Comprehensive Plan. B. The proposed subdivision is consistent with the standards and procedures of the Lincoln County Land Use Regulations.
C. The proposed subdivision is consistent with the provisions W.S. 18-5-301 through W.S. 18-5-
315.
BACKGROUND: Pleasant View Subdivision Third Filing Preliminary Plat was approved in August 202. The developers requested a two-year extension that was approved by the Board of County Commissioners in July 2024. When the two-year extension was approved an amended Development Agreement was signed and
recorded.
