PROPOSAL: A Simple Subdivision Application to subdivide 24.01 +/- acres into 2 lots with one lot of 19.01 +/- acres and the other lot of 5.00 +/- acres with an average lot size of 12.00 +/- acres in the Mixed
Zone. The project site is accessed off of US Highway 89. The lots will be served by individual wells and
individual septic systems meeting current state and county standards. LOCATION: Located 2 miles northwest of the Town of Star Valley Ranch, Wyoming in T35N, R119W, Section 15.

FINDINGS OF APPROVAL:
A. The proposed subdivision is consistent with the goals and objectives of the Lincoln County Comprehensive Plan. B. The proposed subdivision is consistent with the standards and procedures of the Lincoln County Land Use Regulations.
C. The proposed Simple Subdivision is consistent with the provisions W.S. 18-5-301 through W.S.
18-5-315. AGENCY CORRESPONDENCE:
Lincoln County Weed & Pest Control District: At the time of inspection there was Spotted Knapweed,
Musk Thistle and Canada Thistle on the property. For all of these species I recommend using Milestone
herbicide at 7oz/acre and Escort at 1oz/acre. The optimal treatment time would be around the end of August for Spotted Knapweed and Canada Thistle. If any noxious weeds become present, please take steps to eradicate them. Lincoln County Weed and Pest offers ATV sprayers and 25-gallon pickup
sprayers for rent.
Star Valley Conservation District: Due to a large variation between water levels in this section, SVCD recommends soil cuts to determine groundwater levels. If ground water is high, we recommend an enhanced septic system. We also recommend that soil cuts be taken in the spring/early summer when
groundwater is highest. If soil cuts are done at other times know that static water level fluctuate
according to the amount of high-water runoff from year to year.
BACKGROUND: Jacz restaurant and Miniature Golf course are on Lot 2 of the proposed Simple Subdivision.

STAR VALLEY CONSERVATION DISTRICT Board of Supervisors has reviewed the proposed
Ivie Plantation LLC, simple subdivision in Etna, Wyoming.
Due to a large variation between water levels in this section, SVCD recommends soil cuts to
determine groundwater levels. If ground water is high, we recommend an enhanced septic system.
We also recommend that soil cuts be taken in the spring/early summer when groundwater is highest.
If soil cuts are done at other times know that static water level can fluctuate according to the amount
of high-water runoff from year to year.
This report satisfies the Conservation District Review as required by Wyoming State Statute 18-
5-306. No other use is intended or implied. If there is any more information, we can provide for
you, please let us know.
