PROPOSAL: A Simple Subdivision Application to subdivide 12.93 +/- acres into 2 lots with one lot of 1.52 +/- acres and the other lot of 11.41 +/- acres with an average lot size of 6.465 +/- acres in the Rural
Zone. The project site is accessed off of Rimfire Road via Stewart Trail Co. Rd. 106. The lots will be
served by individual wells and individual septic systems meeting current state and county standards. LOCATION: Located 4.5 miles south of the Town of Alpine, Wyoming in T36N, R119W, Section 23.

FINDINGS OF APPROVAL:
A. The proposed subdivision is consistent with the goals and objectives of the Lincoln County Comprehensive Plan. B. The proposed subdivision is consistent with the standards and procedures of the Lincoln County Land Use Regulations.
C. The proposed Simple Subdivision is consistent with the provisions W.S. 18-5-301 through W.S.
18-5-315. AGENCY CORRESPONDENCE:
Lincoln County Weed & Pest Control District: At the time of inspection, Canada Thistle was present.
These weeds are on the Wyoming State Noxious Weed list as well as the Lincoln County Noxious Weed
List. These plants have been proven to be very invasive and pernicious. According to Wyoming Statute it is illegal to allow any state or county noxious weed to propagate freely. The recommendation is to use the herbicide Milestone to treat these plants at a rate of 7oz to the acre. The optimal time for treatment
will be towards the end of summer after the first hard freeze of the year. The subdivision representative
may contact Lincoln County Weed and Pest and discuss their weed control strategy or work with us to
devise one. Lincoln County Weed and Pest furnishes herbicides for noxious weed control at a reduced cost share discount to the landowner. We also offer ATV sprayers and 25-gallon pickup sprayers for rent.
Star Valley Conservation District: Due to a large variation between water levels in this section, SVCD
recommends soil cuts to determine groundwater levels. If ground water is high, we recommend an enhanced septic system. We also recommend that soil cuts be taken in the spring/early summer when groundwater is highest. If soil cuts are done at other times static water levels fluctuate according to the
amount of high-water runoff from year to year.
Irrigation District: This letter is to verify that Stewart Creek Irrigation has been notified as of June 15th, 2025 that the property at 1434 Rimfire Rd (Co. Rd. 106), Etna, WY owned by John Michael Rentschler IV and Jennifer Marie Gogol, Trustees, is planned for subdivision. Proposed new owners Amanda Cuevas
and John Walters will thereby be the new stockholders in the Stewart Creek Irrigation Corporation as
detailed in the bylaws, available at https://stewartcreekirrigation.com. PUBLIC COMMENT: We received one public comment regarding water supply.

As land owner’s in the Etna community plan area we feel it’s incumbent upon us to respond to this
current filing. We do not oppose further development in the Etna area, but we feel it would be prudent
for the township to do a study on the effects of any further development on the communities water
supply. This should be done prior to any more development and before anybody’s wells run dry or
possibly become contaminated from all the septic systems in such close proximity as the Nordic
ranches. Failure to being proactive in this case would be a failure in the boards fiduciary responsibility
for keeping our water supply safe.
