PROPOSAL: This is a request for an amendment to remove part of Plat Warning No. 6 from The Ridges at Star Valley 6th Filing Subdivision Plat. This portion that is requested to be removed includes the requirement of automatic sprinklers. Plat Warning No. 6 states “On-site fire-fighting facilities are not
proposed. In accordance with Final Determination of File 106 PZ 11, dated 2 December 2014, item 2 of the variance approval, all occupancies constructed on any lot within this subdivision will require additional fire protection by an automatic sprinkler system”. LOCATION: Located 4.5 miles southwest of the Town of Afton, Wyoming, in T31N, R119W, Section

PLANNING STAFF RECOMMENDATION: Planning Staff recommends that the Board of County Commissioners DENY File # 817 AP 26, The Ridges at Star Valley 6th Filing Amended, with:

FINDING OF DENIAL:
A. The proposed subdivision plat amendment is not consistent with the goals and objectives of the Lincoln County Comprehensive Plan. 1. Lincoln County Comprehensive Plan VII. Hazards Goal states “Minimize the loss of life and
property due to natural or man-made hazards (I.E. fire, slope movement, avalanche, mine
subsidence, etc)”. 2. Lincoln County Comprehensive Plan VIII. Public Services Objective 2 states “Provide for efficient use and delivery of public services, including fire protection, emergency services, landfill, etc.”
BACKGROUND: This subdivision has been involved with several other projects, specifically a variance, File No. 303 PZ 11. The Variance was approved with requirements which included the automatic sprinkler system.
