Subdivision of record in the said office as Plat No. 309B described as

the intersection with the southerly right-of-way of State Highway 30N;

corner for the commencement of a curve;

County, Wyoming.
Section 20 and 21' All of that property lying southerly of the south property
line of the land deeded to the Short Line Railway Company recorded March
2, 1889 in Book D on page 390.

LESS AND EXCEPT THE FOLLOWING LANDS: ~,
From said Section 21 the 24.52 acres, more or less, heretofore conveyed
by the Union Pacific Railway Company to the Oregon Short Line Railway
Company dated May 12, 1888, recorded March 2, 1989 in Book D on page
390.
The two tracts of land situated within the boundaries of said Sections 20
and 21 consisting of a total of 33.76 acres, more or less, heretofore
conveyed to Lincoln County, Wyoming by Warranty Deed dated September
9, 1932, recorded September 22, 1932 in Book 19 of Deeds on Page 11 in
the Office of the County Clerk of Lincoln County, Wyoming.
The two tracts of land in Section 21, consisting of a total of 48.1 acres,
heretofore conveyed by Marcus D. Nelson, et al to Idelta Nelson Calhoun
Pugmire by Warranty Deed dated April 17, 1957, recorded May 15, 1957
in Book 22 on Page 224 in the Office of the County Clerk of Lincoln .County,
Wyoming.
That part of Section 21, T21N, R113W of the 6th P.M., Lincoln County,
Wyoming which is north of the Union Pacific Railroad right-of-way and south
of the approximate centerline of Old Highway 30 N being described as
follows:
Beginning at a point along the east line of Section 21, said point being
N0712'00"W, 188.00 feet from the east quarter corner of Section 21;
Thence South 89°12'33"W, 660.90 feet along the northerly boundary of that
land belonging to the Idella Nelson Calhoun as recorded in Book 22PR on
Page 224, Lincoln County Clerks Office;
Thence S0°03'51 "W, 2,145.88 feet along the westerly boundary of the Idella
Nelson Calhoun property to the northerly right-of-way line of the Union
Pacific Railroad;
Thence N80°52'35"W, 4,104.68 feet along the northerly right-of-way line of
the Union Pacific Railroad;
Thence N0°02'06"W, 2,741.80 feet to a point on the approximate centerline
of Old Highway 30 North, said point being on a non-tangent curve to the
right whose radius point bears S19°46'16"W, 5,001.19 feet;
Thence along said curve to the right through a central angle of 2°12'22'', an
arc distance of 192.57 feet;
Thence S68°01'22"E, 2,474.53 feet to a point of curve to the left whose
radius point bears N21°58'38"E, 2,234.97 feet;
Thence along said curve to the left through a central angle of 22o46'05'', an
arc distance of 888.13 feet;
Thence N89°12'33"E, 1,375.56 feet to a point on the east line of Section 21;
Thence S0°12'00"E, 99.79 feet along the east line of Section 21 to the point
of beginning.
Said tract contains 218.001 acres more or less.
LESS AND EXCEPT:
Access and Utility Easement through Lot 39 of Section 21, T21 ,N, R113W
of the 6th P.M., Lincoln County, Wyoming, which is a strip of lar~d 60 feet
in width bounded by the north line of Lot 39 and the east line of Section 21.
The center line of said strip of land being more particularly described as
follows:
Beginning at a point on the north line of Lot 39 which is North 89°28'31"E,
984.01 feet from the Northwest corner of Lot 39;
Thence S73°37'55"E, 1,640.96 feet to a point of curve to the right whose
radius point bears South 16°22'05"W, 5,001.19 feet;
Thence along said curve to the right through a central angle of 5o36'33'' an
arc distance of 489.61 feet;
Thence S68°01'22"E, 2,474.53 feet to a point of curve to the left whose
radius point bears N21°58'38"E, 2,234.97 feet;
Thence along said curve to the left through a central angle of 22°46'03'' an
arc distance of 888.13 feet;
Thence N89°12'33"E, 1,375.56 feet to a point on the east of Section 21
which is North 0°12'00"W from the East quarter corner of Section 21.
TOGETHER with all improvements, appurtenances, hereditaments and all
other things thereunto belonging or in anywise appertaining.
SUBJECT, HOWEVER, to all easements, rights-of-way, reservations and
restrictions now of record or otherwise affecting said lands.
EXCEPTING AND RESERVING unto Grantor, his successors and assigns,
forever, all minerals and all mineral rights of every kind and character now
known to exist or hereafter discovered, including, without limiting the
generality of the foregoing, coal, oil and gas and rights thereto, together
with the sole exclusive and perpetual right to explore for, remove and
dispose of said minerals.
