Cook and Christy' Cook, husband and wife, whose mailing address is Box 192, Frontier, Wyoming 83121 referred to as "Grantor," and William F. Abriani and Betty J. Abriani, husband and wife, whose mailingaddress is 74 McGovern Street, t{emmerer, Wyoming 83101, referred to as "Grantee." WITNESSETH, thatGrantor, in consideration of the. sum of ten or more dollars and other considerations paid by Grantee, the receipt of which is hereby acknowledged, does by these presents sell and convey unto Grantee, Grantee's heirs and'assigns, the lots, tracts, or parcels of land, lying, be~zg, and situated in the County of Lincoln, State of Wyoming, and more particularly described in Exhibit A attached hereto and made a part hereof. Reserving unto the Grantor, their heirs and assigns all minerals of every kind and the right to remove the same provided surface rights of the owner are not violated. Subject to all reservations, restrictions, encumbrances, easements, right-of-way and possessory estates }held by third parties (including leaseholds and licenses) which appear of record. Grantor, for themselves and their heirs, covenants with Grantee, Grantee's heirs and assigns, that they will, and their heirs shall, subject 'to the reservation herein contained, warrant and defend unto ~rantee, Grantee's heirs, executors, and assigns forever, against all persons lawfully claiming from, through or under the Grantor, but not otherwise.
