W., Preston, ID 83263, grantors, for and in consideration of Ten and No/100 Dollars'
($10.00), and other valuable considerations, in hand paid, receipt whereof is hereby
acknowledged, CONVEY AND WARRANT to Rodnie O. Nichols and Sally El.
Nichols, husband and wife, and Gaylen W. Clayson and Donna R. Clayson,
husband and wife, as joint tenants with right of survivorship, of 761 E. Targhee St., St.
AnthonY, ID 83445, grantees, the following described real estate, situate in Lincoln
County, and State of Wyoming, hereby releasing and waiving all rights under and by
virtue of the homestead exemption laws of the State, to-wit:
A portion of the E1/2 of the NE1/4 of Section 32, T34N, R118W, 6th P.M.,
located South from Bedford, Lincoln County, Wyoming and being more
particularly described as follows:
BEGINNING at the Southwest corner of the E1/2NE1/4 of said Section 32
and running N0°05'35"E along the West line of said E1/2NE1/4, 1987.56

feet; thence South 295.16 feet; thence East 295.16 feet to the East line of
said Section 32; thence South along last said East line, 277.64 feet; thence
N89°57'O9"W, 330.00 feet; thence South 660.00 feet; thence N89°57'O9"W,
991.74 feet to the Point of Beginning.
Subject to a 60.00 foot wide .Easement for Ingress and Egress and Utilities
over, under and through the South and a portion of the East line of above
described parcel.
Aisc, Subject to a 10.00 foot wide Easement for utilities lying South of the
line described as follows:
Beginning at a point 1414.00 feet South from the Northeast corner of said
Section 32, to the SOutheast corner of the Austin J. Day property; thence
West, along the South boundary of said Day property 260.84 feet to the
Southwest corner thereof; thence N88°13'49"W, 1059.56 feet to a point in
the East line of a 60.280 acre parcel.
SUBJECT TO all easements, exceptions, restrictions, reservations and rights
of way of sight or record.
