SPECIAL wAR[R i !q DEED
LINK W. SCHOONER and KATHY SCHOONER, husband and wife, GRANTORS,
of P.O. Box 1268, Thayne, Wyoming 83127, for Ten Dollars ($10.00) and other good and
valuable consideration in hand paid, receipt of which is hereby acknowledged, CONVEY
AND WARRANT in the manner set forth below to BLUE RIBBON DEVELOPMENT,
L.L.C., a Wyoming limited liability company, GRANTEE, whose address is P.O. Box
1268, Thayne, Wyoming 83127, the following described real estate, situated in the County
of Lincoln, State of Wyoming, hereby releasing and waiving all rights under and by virtue
of the Homestead Exemption Laws of the State of Wyoming, to-wit:
LOT 81 OF STAR VALLEY RANCH, PLAT 5, AS PLATTED AND RECORDED
IN TIlE OFFICIAL RECORDS OF LINCOLN COUNTY, WYOMING
Including and together with all and singular the tenements, hereditaments, appurtenances and
improvements thereon or thereunto belonging, but subject to taxes, reservations, covenants,
encroaclnnents, conditions, restrictions, rights-of-way and easements of sight and/or record.
Grantors shall and ~vill specially warrant that the title to the aforesaid property is free from
defects or encumbrances created or suffered by Grantors and will forever defend the property
conveyed by the within deed, and every part thereof, against every person lav~fully claiming the
same, or any part thereof, by, through, or under Grantors, and no other.
WITNESS the due execution and delivery of this Special Warranty Deed
