Box 237 LaBarge, WY 83123. WHEREAS, Seller is the owner of the certain property located at 457 S. Pine and Lot 25 & 26 Block 28 1st Addition to the Town of LaBame Lincoln County, WY and desire to sell said property to Buyer; and WHEREAS, Buyer agrees to buy the property located at 457 S. Pine and Lot 25 & 26 Block 28 1st Addition to the Town of LaBarge Lincoln County, WY NOW, THEREFORE, THE PARTIES AGREE AS FOLLOWS: 1. The Seller agrees to sell and the Buyer agrees to buy the property located at 457 S. Pine and Lot 25 & 26 Block 28 lst Addition to the Town of LaBame Lincoln County, WY, and more particularly described as follows: (1) 1971 Blair House Trailer 14'x65' S#14830 consisting of the land and all the buildings, other improvements, and fixtures on the land; and all of the Seller's right relating to the land. 2. Purchase Price. Financing: 60 equal payments at 6.75 % per annum and payable as to principal and interest in the amount of $186.99 per month, having an approximate present balance of $9,500.00. First payment to begin on July 1, 2001. Seller agrees that at end of said payment schedule and satisfactorily paid in full, Seller will release a Quit Claim Deed on said property, to Buyer. There will be no penalty for early pay-off of said loan. 4. Time and Place of Closing. Buyer and Seller agree that closing shall take place on the day of ,2001. Buyer and Seller further agree that time is of the essence. Closing will be held at 5. Transfer of Ownership. At closing, the Seller will transfer ownership of the property to the Buyer. The Seller will give the Buyer a properly executed bargain and sale deed xvith covenants against grantors acts and an Affidavit of Title. 6. Personal Property and Fixtures. All fixtures are included in this sale unless they are listed below as being excluded. The following items are EXCLUDED from this sale: N/A 7. Physical Condition of the Property. This property is being sold "as is". Seller does not make any claims or promises about the condition or value of any of the property included in this sale. Buyer makes this offer in full reliance upon his own independent investigation and judgment. There are no verbal agreements, which modify or affect this offer. Seller will not provide the Buyer with a Certificate of Occupancy, Lead Paint Inspection, if applicable, or any other municipal certificate from the nmnicipality in connection with the transfer. Buyer is advised to contact the municipality for any matters, which are of concern to him prior to signing this contract. By signing this contract, Buyer has made the necessary investigation concerning the obtaimnent of the Certificate of Occupancy or any other municipal certificate required by the municipality in a transfer of property within this municipality. 10. 11. Ownership. The Seller agrees to transfer and the Buyer agrees to accept ownership of the property free of all claims and right o'f others, except for: recorded easements, Completed Agreement. This cOntract is the entire and only agreement between Buybr and Seller. This contract replaces and cancels any previous agreements between the Buyer and Seller.
