herein, situated in the County of Lincoln, State of Wyoming, and hereby waiving
and releasing all rights under and'by virtue of the homestead exemption laws of
the State of Wyoming:
Together with and including all improvements thereon
and all appurtenances and hereditaments thereunto
belonging. Subject to all covenants, conditions,
restrictions, easements, reservations, and right-of-way
of sight and/or record.

Grantor hereby also conveys all mineral and water
rights relating to the property being conveyed now
owned by Grantor but without warranty of any kind,
express or implied. PROVIDED, HOWEVER, as to the
minerads being conveyed, such minerals caztnot be
extracted or developed during the life of Dick Bess.
This restriction runs with the land and applies to
Grantee, its successors and assigns.
