Box 699, APron, Wyoming 83110, Grantors, for and in consideration of TEN DOLLARS ($10.00) and other valuable consideration, in hand paid, receipt of which is hereby acknowledged, hereby CONVEY AND WARRANT to STEVE K. HUHTALA and ELIZABETH C. HUHTALA, husband and wife, tenants by the entireties, P.O. Box 613, Thayne, Wyoming 83127, Grantees, and their heirs arid assigns, property located in Bedford, Lincoln County, Wyoming, more particularly described as follows, to-wit: See Exhibit A, attached hereto and incorporated herein by reference. Subject to all reservations, restrictions, exceptions, easements, and rights-of-way of record. No surface water rights are conveyed by this deed. Subject also to the following covenants and restrictions, Which shall be appurtenant to, and shall run with and benefit the lands identified in Exhibit B, attached hereto and incorporated herein by reference, shall be binding on Grantees and their heirs and assigns, and shall inure to the benefit of the owners of the land described in Exhibit B and their heirs and assigns: The property shall be used solely for private, single-family residential purposes. No mercantile, manufacturing, or mechanical business of any nature shall be maintained on the property. No pigs, chickens, goats, or cows shall be maintained on the property. No more than two (2) dogs over the age of sixty (60) days shall be maintained on the property, and no dogs shall be allowed to run at large. No noxious or offensive activities shall be. carried on upon the property, nor shall anything be done thereon that constitutes an annoyance or nuisance to neighbors. No fireworks shall be used on the property. No inoperable motor vehicles shall be parked on the property for more than thirty (30) days. Only one (1) single-family dwelling shall be erected on the property. Only one (1) garage, for not more than three (3) motor vehicles, shall be erected on the property. No structures of a temporary nature, mobile homes, lean-tos, garages, barns, or other out buildings shall be used as a residence, either temporarily or permanently. All structures erected on the property shall be of new cOnstruction, of good quality, good workmanship, and good materials. No old or secondhand structures shall be moved onto the property. Any new construction shall be painted in earth tone colors. No structure rising more than one and one-half (1 1/2) stories above ground shall be built on the property. No structure shall be erected on the property within one hundred (100) feet of the west (rear) property boundary or within thirty (30) of the north and south (side) property boundaries. Hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State of Wyoming.
