Clarice Wolfley, husband and wife, of Star Route 1, Box 490, Thayne, WY 83127,
Grantors, for and in consideration of Ten and No/100 Dollars ($10.00), and other
valuable considerations, in hand paid, receipt whereof is hereby acknowledged,
CONVEY AND WARRANT to Wan E. Wolfley and Susan Wolfley, husband and wife, by
the entireties, Grantees, of Star Route 1, Box 490, .Thayne, WY 83127, the
following described real estate, situate in Lincoln County, and State of Wyoming,
hereby releasing and waiving all rights under and by virtue of the homestead
exemption laws of the State, to-wit:
Lots Numbers One (1) and Two (2) of Block Number Four (4), and Lots
Numbers One (1), Two (2), Three (3) and Four (4) of Block Number Five
(5); and Lots Numbers One (1) and Two (2) of Block Twelve (12), all
in the Bedford Townsite, EXCEPTING THEREFROM the followinG described
tracts: (1) BeginninG at' the Southeast Corner of Lot One (1) in
Block Four (4) and runninG thence North Twenty (20) rods; thence West
Five Hundred Sixty-three (563) feet; thence in a Southeasterly
direction to the point of beginning; (2) Beginning at a point on the
East boundary line of Lot 1, Block 12 of the Bedford Townsite which
is 130 feet North and N32°45' E 1383.23 feet from the South Quarter
corner of S 29, T 34 N, R 118 W, 6th P.M., Wyoming, and running
thence North along the east boundary line of said Lot 1 180 feet;
thence West parallel to the North boundary line of said Lot 1 242
feet; thence South parallel to the East boundary line of said Lot 1
180 feet; thence East parallel to the North boundary line of said Lot
1 242 feet, more or less, to the point of beginning.
Lot Three (3) in Block Six (6) in the Bedford, Wyoming Townsite as
same is platted and of record in the Records of the County of Lincoln
in the State of Wyoming, the same beinG located in the Southeast
Quarter of Section Twenty-nine (29) Township Thirty-four (34) North
of Range 118 West of the 6th P.M.
In Township 34 North, Range 118 West of the Sixth Principal Meridian,
the West Half of the Southwest Quarter of Section 20, and the East
Half of the Northeast Quarter of Section 30, being a total of 160
acres of land, together with improvements and water rights, EXCEPTING
THEREFROM the following described tract: Beginning at a point which
is on the boundary line of Sections 19 and 20, T 34 N, R 118 W, 943
feet North of the Section Corner of Sections 19, 20, 29 and 30, and
running thence North along said boundary line 152 feet; thence East
286.58 feet; thence South 152 feet; thence West 286.58 feet, more or
less, to the point of beginning.
EXCEPTING and RESERVING unto sellers/grantors a life estate for so
long as either of them shall live in and to their residence and the
surrounding grounds upon the property.
SUBJECT TO all easements, exceptions, restrictions, reservations and
rights of way of sight or record.
