Broadbent Marital Trust, dated October 12, 1979, Lorna S. Broadbent, Ray S. Broadbent and Joseph S. Broadbent, Co-Trustees, ("Grantor"), c/o Lorna S. Broadbent, 1466 South WaSatch Drive, Salt Lake City, UT 84108, for good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, does hereby remis, release, and forever quitclaim, deliver and assign to Broadbent Land and Resources, LLC, a Utah Limited Liability Company, P. O. Box 58627, Salt Lake City, UT 84158-0627, Grantee, all right, title and interest in and to all oil, gas and other minerals, and without limiting the foregoing, to include coal and other hydrocarbon substances and products, and all geothermal streams and waters, which may be prOduce fi'om the property described on Exhibit A and Exhibit B, attached hereto and incorporated by this reference. Together with the right of ingress and egress' at all times for the purpose of mining, drilling, exploring, operating and developing the property for oil, gas and all other mineral production, and storing, handling, transporting, and marketing the same, with the right to remove from the property all of Grantee's property and improvements. Grantor does also remis, release, and forever quitclaim, assign, and transfer to Grantee all right, title and interest in and to any and ail mineral leases, royalty interests, and Surface Owner Agreements (SOAs) in the properties listed on Exhibit A and Exhibit B, attached hereto and incorporated by this reference. The royalty interest hereby assigned shall be free and clear of all cost, except for Grantee's share of gross production taxes, severance taxes and taxes of a similar nature. This assignment shall apply to any and all extensions, renewals and substitute leases obtained by the leasehold interest owners and their successors and assigns. It is the intent of this instrument to convey all of Grantor's right, title and interest in and to the property listed on Exhibit A to Grantee. Grantee shall receive all bonuses, rents, royalties, production payments or funds of any nature accrued in the past or future pertaining to the property. This assignment is made subject to all valid and subsisting oil, gas and other mineral leases of record~ it being understood that Grantee shall be entitled to all payments related in any way to any such oil, gas, and other mineral leases, and Surface Owner Agreement (SOAs), extensions, renewals or substitute leases. This assignment is binding on all assigns, heirs, successors, executors, and personal representatives of the parties hereto, This assignment is made without covenants or warranty of title, either express or implied.
