The above described parcel of land contains 0.59 of an acre, more or less. The basis for bearing is the north)South center line of said Section 2, it being S.00°25'22.9"W. C/rantor also grants the right ct ingress and egress to and fi-°r~ tl:i~'said land for any and all'pul~°ses necessary and incident to the exercise by the grantee, and the public, of the rights granted by this conveyance.
