Box 296, Thayne, Wyom/ng 83127, Grantor, for and in consideration of TEN DOLLARS ($10.00) and other valuable consideration, in hand paid, receipt of which is hereby ackaaowledged, CONVEYS AND WARRANTS to DONLEE L. AULLMAN, a married man as his sole and separate property, of P.O. Box 894, Thayne, Wyoming 83127, Grantee, and his heirs and assigns, propeity located in Lincoln County, Wyoming, more particularly described as follows, to-wit: Beginning at a point thirteen and two-thkds (13 2/3) rods West of the Northeast Corner of the Northwest Quarter of Section 23, Township 34 North, ofRa.nge 119 West of the 6th P.M., Wyoming, and mm~ing thence South, one hundred ninety-two feet (192'); thence West ninety feet (90'); thence North one hundred ninety-two feet (192'); thence East ninety feet (90') to the place of beginning, contai~ing .396 acres, more or less. Subject to all reservations, restrictions, exceptions, easements, and rights-of-way of record. Reserving unto Grantor during his lifetime an easement twelve (12) feet in width running along the entire East bounda7 of the property for the plowing and piling of SNOW. Also rese~wing unto Grantor during his lifetime an easement of approximately six hundred (600) square feet in the Northwest corner of the property for the exclusive use of, and the right to maintain, repair, and replace the farm building located therein. Also reserving unto thc Grantor during Ns lifetime a right of first refusal alloxving hhn to purchase the property and/or assume any mortgage thereon (if such mortgage is assumable) in the event that Grantee declares bankruptcy or that there is a foreclosure of said mortgage.
