valuable donsideration, in hand paid, receipt whereof is hereby
.acknoWledged, does CONVEY AND WARRANT to BOB JOE FLOR and
BARBARA A. FLOR, husband and wife and to the survivor thereof,
as Tenants by the Entireties, grantees, whose address is 380
Fairview Lane, Rock Springs, Wy., 82901, the following described
real estate, situate in Lincoln Coun.ty and State of Wyoming,
hereby releasing and waiving all rights under and by virtue of
the homestead exemption laws of the State, to-wit:
Lot Forty Five (45) of Phase I of the Viola SubdiviSion
as said subdivision plat No. 300, dated July 8, 1983,
appears of record in the Office of the Clerk of Lincoln
County, Wyoming;
.TOGETHER WITH all buildings, fences, and improvements
situate thereon or appurtenant thereto, AND TOGETHER
WITH all water and water rights, ditch and ditch rights,
and .reservoir and reservoir rights situate thereon or
appurtenant thereto;
BUT SUBJECT, NEVERTHELESS, TO the provisions of United
States patents, AND SUBJECT FURTHER TO easements and
rights of way of record or in actual use for telephone
li.nes, electric transmission lines, and irrigation ditches
and canals, AND SUBJECT FURTHER]TO all outstanding mineral
interests, and.subject further to all restrictions of
record governing Viola Subdivision.
