EXCEPTING AND RESERVING unto Grantor, its successors and assigns, forever, all of Grantor's right, title and interest in and to the mineral estate, including, but not limited to, all minerals, mineral rights, and mineral interests, gravel, scoria, coal, oil, gas and other hydrocarbons, and hydrothermal, and geothermal rights, without limitation or reservation of any type or nature, now owned, or hereafter acquired, appurtenant to the real properly.
