no/100 Dollars ($10.00) and other valuable consqt~erhtion in hand paid, receipt of which is hereby
acknowledge, does hereby grant unto the STAT?. ;?F WYOMING, WYOMING GAME AND
FISH COMMISSION, of Cheyenne, Wyoming; CFG~51TEE, for use by the public, the following
easement, and other rights and privileges, to-wit;
1. A permanent public road easeniem ~:e! :3 ::::;ore particularly described as follows:
A portion of the SEI/4SEI/4 of Seetion,~, T. 33 N., R. 119 W., 6th P.M., Wyoming,
being described by metes and bounds as follow?:
Commencing at the southeast comer"..~'f said Section 36, said southeast comer being
monumented with a 1/2 inch iron pipe, from whi~:.h the northeast comer of said Section 36 bears
N. 00°42'01.03" E. a distance' of S,297.02 feet; "
thence N 86°34'21"W. a distance o;C 596.;'0 feet to the Point of intersection of the
presently existing northerly right-of-way boLnda~-' oi Wyoming state Highway No. 237 with a
Westerly right-of-way boundary of a Wyoming C ?me 'and Fish road easement as described in
Book 50 PR at Page 10 of the Lincoln County rec. ods, said point of intersection being the TRUE
POINT OF BEGINNING;
thence N. 89°13'26.1" W. along said pre~ ently existing northerly right-of-way boundary
of Wyoming State Highway No. 237 a distance ot 1 ~.8.52 feet;
thence N. 35o37'30" E. a distance of 86.7 ~ 'feet to a point on the southwesterly fight-of-
way boundary of said Wyoming Game and Fish re '~: d easement;
thence S. 59049'00" E. along said soutt,V!esterly right-of-way boundary a distance of
111.70 feet to an angle point on said road easemer4 fight-of-way boundary;
thence S. 06010'00.6" E. ·along a westerly i4ght-of-way boundary of said road easement a
distance of 16.04 feet to the pOint of beginning. :
The above described parcel of land contains {),14 of an acre, more or less.
The basis for bearing is the east boundary'.)'q said Section 36, it being N. 00°42'01.3" E.
The GRANTEE shall.have the right to COT: ':.?),ct, reconstruct and maintain said road. The
GRANTEE shall further have the right to constn ::.t .~nd maintain cattle guards wherever fences
cross the road easement.
2. GRANTOR retains the right to us::- the e,:,.vement for the'purpose of ingress, egress
and regress to that property owned by GRANTOR
3. The WYOMING GAME AN.,-D FISH COMMISSION does not waive its
sovereign immunity by accepting this easement, md fully retains all immunities and defenses
pursuant to W.S. 1-39-104(a) and other lawl~
4. As part of this easement'ihe parti"~. ~' hereto, for themselves, their successors and
assign, do hereby agree, that in the event, the G1L ~, XlTEE herein, its successors and assigns, shall
cease and fail to exercise its use of the premises ?ierein described for any or all of the purposes
