Aullman, husband and wife,' ("Grantor"), for a good and valuable consideration, the receipt of which is herebY acknowledged, do hereby gq-ant, convey and warrant unto Lower Valley Energy, a Cooperative Corporation, orAtion and Jackson, Wyoming and to its successors and assigns, ("Grantees"), a perpetual easement and right of way for the construction and continued ~naintenance, repair, alteration and replacement of the electric distribution circuits, lines and equipment of the Grantee to be constructed and rnaintained Under, upon and across the premises of Grantor in LINCOLN County, State of V~YOMING along a line described as follows, to wit: BEING a portion of the NE1/4NW1/4 of Section 23, T34N, R119W, 6"~ P.M., Lincoln County, Wyoming, more particularly described as follows: COMMENCING at a point lying within the R-O-W lines of U.S. Highway 89, said point being 239.25 ft. South and 33 lt. West from the NE corner of said NE1/4NW1/4; thence running West 192.50 lt.; thence N5© E, 23 ft. to a transformer location and true point of beginning. Thence N 77© W, 45 lt.; thence N 45© W, 129 ft.; thence S 79° W, 197 lt. to an existing power pole. Easement to include 10 It. on each side of described line. Together with all necessary and reasonable rights of ingress and egress and to excavate and refill ditches and trench for the location and repair of said facilities and to cut, trim, or remove trees, shrubbery, undergrowth or Other obstructions interfering with the repair and maintenance of the facilities. The Grant0~- aclmowledges that Electric and magnetic Fields (EMF) are naturally occurring in the distribution of electricity, and the Grantee has here notified Grantor-that-EN~ testing and information is available upon request from the Grantee. The undersigq~ed agrees that all wires and other facilities, installed on the above-described lands at the Grantee's expense shall retnain the property of the Grantee, removable at the option of the Grantee.
