Pye, whose address is 10826 Saint Mary's Lane, Houston, Texas, 77079-3618, hereinafter referred to as GrantodAssignor, for and in consideration of love and affection and other good and valuable considerations, of Perry Gregory Pye, a.k.a.P. Gregory Pye, my son, as his sole and separate property, whose address is 591 FM 2200 W, Devine, Texas 78016, hereinafter referred to as Grantee/Assignee, and my desire to donate to said Grantee/Assignee have quit-claimed, granted, conveyed, transferred and delivered and do, by these presents, quit-claim, grant, convey, transfer, assign and deliver unto said Perry Gregory Pye, a.k.a.P. Gregory Pye, my son, as his sole and separate property, all my undivided interest in and to all of the oil, gas and other minerals in and under and that may be produced from the lands as described on the attached Exhibit "A", attached hereto and incorporated herein for all purposes. WHEREAS, some confusion has arisen concerning the ownership of the oil, gas and other mineral interests in and under said oil and gas leases and lands assigned under Overriding Royalty Deed, dated April 24, 1999. Wherein Perry G. Pye, and wife Frances K. Pye, as Grantors assigned all of their interest in and to approximately 154 separate tracts of land located in various counties in the states of Colorado, Louisiana, Montana, North Dakota, Texas and Wyoming, unto Perry Gregory Pye, as his sole and separate property, as Grantee. Grantors inadvertently and unintentionally omitted certain producing and non-producing lands located in Lincoln County, Wyoming, as they existed on April 24, 1999. WHEREAS, Perry G. Pye, husband of Frances K. Pye, is now deceased, having passed away on October 29, 2000, and leaving as his sole surviving heirs, his widow, Frances K. Pye and his only child, Perry Gregory Pye, a.k.a.P. Gregory Pye. It was, and is the specific intent of the Grantor/Assignor to convey unto Grantee/Assignee any and all oil, gas, minerals, and other hydrocarbons, whether producing or non-producing. Including, but not by way of limitation, any and all royalty interests, overriding royaltY interest, mineral interests, reversionary rights, interest in leases and leasehold estates created thereby, the oil, gas and other minerals produced in association therewith, together with all property and rights, interests in personal property or equipment used on, or, in connection therewith, which Grantor may own, as of the effective date hereof, whether correctly described, omitted or not, located in Lincoln County, Wyoming. This conveyance is made subject to any rights now existing to any lessee or assigns under any valid and subsisting oil and gas lease of record heretofore executed. It being understood and agreed that said Grantee/Assignee shall have, receive, and enjoy the herein granted undivided interest in and to all bonuses, rents, royalties and other benefits which may accrue under the terms of any said leases. Grantor/Assignor agrees to execute such further assurances as may be requisite for the full and complete enjoyment of the rights herein granted. TO HAVE AND TO HOLD, the above described property, oil and gas interests, rights, privileges, and appurtenances thereunto the said Grantee/Assignee herein and unto his heirs, successors, personal 'representatives, administrators, executors, and assigns forever, without warranty of title either express or implied.
