David Bruce Hendrick and Susan K. Hendrick, husband and '~ife, of PO Box 1388,
Affon, WY 83110 ("seller"), and Michael Charbonneau and Joyce Charbonneau,
husband and wife, of PO Box 116, Grover, ~ 83122 (" buyer"),
WITNESSETH:
That the seller agrees to sell and convey to the buyer, and the buyer agrees to
purchase the following described real property, situate in the County of Lincoln, State of
Wyoming, to-wit:
Lots 1 through 32, Chaparro Trailer Court, according to that plat recorded
January 5, 1983, in the Office of the Lincoln County Clerk as Instrument
No. 589520 more particularly described as follows:
A tract of land located in the SW1/4SW1/4 of Section 29, T33N, R118W,
more particularly described as follows: Beginning at the NW corner of the
SW1/4SW1/4 of said Section 29, and running thence South, along section
line, a distance of 371.7 feet to the intersection with the easterly right-of-
way boundary of U.S. Highway 89; thence S41°18'E, along right-of-way
boundary, a distance of 116.1 feet; thence N78°06'E, a distance of 1250.2
feet; thence North a distance of 201.2 feet to the north boundary of the
SW1/4SW1/4 of Section 29; thence West, along said North boundary,
1300.0 feet to the point of beginning.
Together with all improvements and appurtenances thereon.
Subject to all covenants, conditions, restrictions, reservations, easements,
and rights-of-way of sight or record.
1. A Business Sales Agreement of even date containing the complete
conditions, 'covenants and terms governing this transaction is now in full force and effect;
and those conditions, covenants and terms not specifically recited in this agreement, but
recited in the Business Sales Agreement referred to, are incorporated herein by reference.

2. Any and all interest, right or title acquired in the above described real property
by virtue of subsequent transactions with the undersigned seller will be wholly subject to
the right, interest and equity of the undersigned buyer in such real property arising by virtue
of this contract and the aforementioned Business Sales Agreement.
3. In the event of buyer's default under the Business Sales Agreement referred
to and forfeiture of buyer's interest in the described premises pursuant to the terms of the
Business Sales Agreement, an affidavit by seller, or its agent, showing such default and
forfeiture and recorded in the County Recorder's Office of Lincoln County, Wyoming, shall
be conclusive proof in favor of any subsequent bona fide purchaser or encumbrancer for
value of such default and forfeiture, and buyer hereby irrevocably authorizes seller or its
agent to declare and record such default and forfeiture and agrees to be bound by such
declaration as his act and deed.

their names as of the day and year first above written.
