Spurlock and Marcia A. $purlock, husband and wife, ~bf~q'l'4'5~Blu~Ui'fa', Munster, IN 46321, grantors, for and in consideration of Ten Dollars ($10.00) and other valuable consideration, in hand paid, receipt of which is acknowledged, grant and convey to James COrt Watkins and Melissa K. Watkins, husband and wife, as tenants by the entireties, of PO Box 10036, Jackson, WY 83002, grantees, the following described perpetual right-of-Way easement for the following purposes: 1. Purpose of Easement. This easement is for the purpose of providing a perpetual non-exclusive 60-foot wide right-of-way easement for ingress and egress and all utilities to the property described in paragraph 3 from U.S. Highway 89, including the right t° construct and maintain a roadway to provide that ingress and egress and for all utilities. 2. Conditions of this Easement. The conditions of this easement are:' it is a common easement for the mutual benefit of grantors and grantees; it is a non-exclusive easement; and, it is subject to the provisions on the official plat of the Trail Ridge Subdivision to be filed in the office of the Lincoln County Clerk. 3 Property Benefited by Easement. This easement is for the benefit of the following described real property of the grantees in Lincoln 'County, Wyoming: Commencing at the Southwest Corner of Lot 6 in Section 10, T36N, R119W of the 6th P.M., Wyoming, and running thence North 30°301West, 70.8 feet, the point of beginning; thence North 0°0; West, 304 feet, thence North 66002, East, 164 feet; thence South 31o33, East, 224 feet; thence South 2055, EaSt, 172 feet; thence South 88o5, West, 276 feet to the point of beginning. 4. Description of Easement. The easement is described as follows: Trail Ridge Road and Buffalo Drive as depicted on the official plat of the Trail Ridge Subdivision to be filed in the office of the Lincoln County Clerk. 1 065 5. Binding Effect. The terms and conditions of this easement shall be binding upon and inure to the benefit of the heirs, successors in interest and assigns of the padies named in this instrument. 6. Waiver of Homestead Rights. The grantors hereby waive and release all rights to 'the described easement under and by virtue of the homestead exemption laws of the State of Wyoming to the extent that such rights may interfere with the purposes of this easement.
