WARRANTS to STAR VALLEY MEDICAL FOUNDATION, GRANTEE, the following-described property
situated in the County of Lincoln, State of Wyoming, hereby releasing and waiving all rights under and by
virtue of the homestead exemption laws of the State, to-wit:
The real property located in Lincoln County, WYoming described on Exhibit A attached
hereto and made a part hereof by reference and incorporation, consisting of two acres
more or less,
including and together with all and singular the tenements, hereditaments, appurtenances and
~mprovements thereon or thereunto belonging, and any rights of grantor to minerals thereunder, but
subject to taxes, assessments, covenants, conditions, restrictions, reservations, rights-of-way and
easements of sight or record.
HEREBY RESERVING unto Wanda Jackson Hamilton a life estate in and to the property,
allowing her the sole and exclusive right to use and enjoy the property during her lifetime, and also
reserving unto Gregory T Seith, should he survive Wanda Jackson Hamilton, a life estate in and to the
property, allowing him the sole and exclusive right to use and enjoy the property during his lifetime,
and further reserving him the ri ght to build a two car garage on the property. Provided, however, that
all improvements and attachments to the property shall be the property of the GRANTEE after the
herein described life estates. Gregory T Seith agrees to indemnify and hold harmless the Grantee for
any claim(s) related to their past or future use of the herein described property during their lifetime and
will maintain liability insurance on the property. Gregory T Seith agrees to indemnify and hold
harmless the Grantees for any environmental damage or claims related to their past or future use of the
property. Gregory T Seith agrees not to use the herein described property for any purpose that violates
any Local, County, State or Federal law and within the zomng regulations of the County of Lincoln,
State of Wyoming. GRANTEE shall have all rights in law and equity to enforce their indemnification
rights and in addition the right to transfer the property back to the GRANTOR if the GRANTEE
decides it is in the best interest of the GRANTEE. Duhng the life estate of Gregory T Seith, he agrees
to pay all property tax and assessments on the herein described property. In the event any property tax
or assessment becomes delinquent for more than six (6) months during the herein described life estates,
the herein life estates shall be terminated by the filing of an affidavit in the official records of the
Lincoln County Clerk, stating as such, by the GRANTEE and the GRANTEE shall own the property
fee simple.

thence S 89*00'36" E, alon~ the North line of said property, 459.83
feet to a cotton gin spike marking a point in the centerline of
the Roberts-Wolfley County Road 12-10P, as refer~ed to in the

thence Southerly, along said centerline the following~ along a
