An Agreement To Sell cF Exchange Real Property
between I.~_m.~ ¢9~'~ Watkins and Melissa K. Watkins, as Seller,
LLC, a Wyomh~g limited liability company, as Buyer, whose address is P. O. Box 3051,
A1ph~e, Wyoming 83128, for the sale and purchase pursuit to an I.R.C. ~ 1031 tax
deferred exchange on behalf of the Buyer, of the following described real estate, situate
County of L~coln, State of Wyoming, hereby waiving m~d releasing all rights
and by virtue of the homestead.exemption laws of the State of Wyom~g, to wit:
Commencing at the SoUthwest Corner of Lot 6 ~ Section 10, T36N, .
R119W, 6th P.M., L~coln County, Wyoming, m~d running thence North
30~30' West, 70.8 feet, the point of beginning; thence North 0°0' West, 304
feet; .thence North 68o02' East, 164 feet; thence South 31°33' East, 224 feet;
thence South 2o55' East, 172 feet; thence South 88°5' West, 276 feet to the
point of beginning
Together with a right-of-way over the existing roadway of approximately
30 feet in width from U.S. Highway 89; and
Together with and h~cluding all improvements thereon and all
appurtenances, and hereditaments thereunto belonging. Subject to all
covenants, conditions, restrictions, easements, reservations, and rights-of-
way of sight and/or record.
Buyer shall be entitled to enter into possession of the above-described property
on the date of closing.
Seller shall, upon payment h~ full of the purchase price as provided h~ said
Agreement, cause a Warranty Deed conveying the above-described property to be
delivered to the Buyer.
This Memorandum of Sale is for information and recordation purposes only and
does not constitute the entire agreement between the parties.
