The Sheriff's Certificate Of Sale of that foreclosure dated May 10, 2002, including Exhibits A, B and C was recorded in the records of the Office of the County Clerk and ex-officio Register of Deed in and for Lincoln County, State of Wyoming on May 10, 2002 in Book 489 Pages 309 through 315 as Instrument Number 0880943~ and WHEREAs, on September 4, 2002, pursuant to Wyo. Stat. § 1-18-106, Wells Fargo Home Mortgage, Inc. issued a Certificate of Redemption to Washington Mutual Bank certifying that Wells Fargo Mortgage, Inc. was the owner and holder of the Sheriff's Certificate of Sale'dated May 10, 2002 referred to above and that Washington Mutual Bank had paid full and sufficient funds for redemption of the property to the owner and holder of the Sheriff's Cmtificate.of Sale. That Certificate of Redemption was recorded in the records of the Office of the County Clerk and ex- officio Register 0fDeed in and for Lincoln County, State of Wyoming on February 14, 2003 in BoOk 512 Page 703 as Instrument Number 887834; and WHEREASi it Was discovered there were scrivener's errors in the Certificate of Redemption that was issued and subsequently recorded in the records of the Office of the County Clerk and officio Register of Deed in and for Lincoln County, State of Wyoming on February 14, 2003 in Book 512PR at Page 703 as Instrument Number 887834; and WHEREAS, on September 4, 2002, pursuant to Wyo. Stat. § 1-18-10.6, Wells Fargo Bank National Association issued a Certificate of Redemption to Blazer Financial Services, Inc., an Idaho Corporation now doing business as Washington Mutual Finance certifying that Wells Fargo National Association was the owner and holder of the Sheriff's Certificate of Sale dated May 10, Fore¢losur¢\Sheri fps Deed Upon Redemption 2002 referred to above and that Blazer Financial Services, Inc., an Idaho Corporation, now doing business as Washington Mutual Finance had paid full and sufficient funds for redemption of the property to the owner and holder of the Sheriff's Certificate of Sale. That CertifiCate of Redenaption was recorded in the records of the Office of'the County Clerk and ex-officio Register of Deed in and for Lincoln County, State of Wyoming on June 19, 2003 in Book 524PR at Pages 61'4 and 615 as Instrument Number 890975; and WHEREAS, no further redemptions have occurred and the said Blazer Financial Services, Inc., an Idaho Corporation now doing business as Washington Mutual Financial, is now entitled to a conveyance hereof according to Wyo. Stat. '§ 1-18-104, the statutory redemption period having expired. NOW, THEREFORE, know' all men by this deed, that I, Lee Gardner, the undersigned Sheriffofthe County of Lincoln, State of Wyoming, in consideration of the premises, have granted and sold and do hereby convey to Washington Mutual Finance, its heirs and assigns, the folloxving described real property, to have and to hold the described premises with all appurtenances to the said Washington Mutual Finance, its heirs and assigns forever: Lot 52, Star Valley Ranch Plat 16, according to that Plat of Record in the office of the County Clerk, Lincoln County, Wyoming xvith an address of 299 Cedar'Creek Drive, Thayne, WY 83127 Together with all improvements thereon situate and all fixtures and appurtenances thereto.
