WARRANTY DEED
THIS INDENTURE, made the/(~ day of December, 2003 by and between the
JOHN CLAYTON CONSTRUCTION, INC.,
a Utah Corporation organized and existing under and by virtue of the laws of the
State of Utah and having its principal place of business in the
County of Salt Lake the GRANTOR, and
STEVEN D. SEAMONS AND DONNA L. SEAMONS,
Husband and Wife as Tenants by the Entireties,
whose address is 984 East Dry Gulch Road, Sandy, UT
as Grantee,

That the grantor, for and in consideration of the sum of Ten Dollars ($10.00) and other good
and valuable consideration in hand paid, the receipt whereof is hereby acknowledged, does, by
these presents, grant, bargain, sell, CONVEY AND WARRANT unto the said Grantee all that
certain tract, lot, piece, and parcel of land situated in the County of Lincoln, State of Wyoming,
and described as follows to-wit:
Lot 97 of Prater Canyon Estates Unit No. 4, Lincoln County, Wyoming as
described on the official plat thereof.
SUBJECT, however, to all reservations, restrictions, protective covenants,
exceptions, easements and rights-of-way of record, in sight, or in use.
IN WITNESS WHEREOF, the Grantor has caused these presents to be signed by its duly
authorized officer, the day and year first above written.

personally known, who, being by me duly sworn, did say that he is the President of John
Clayton Construction, Inc. and that said instrument was signed on behalf of said corporation by

free act and deed of said corporation.
