SAGER REVOCABLE TRUST, originally dated November 10, 1988, ("Grantor"), of Aflon, Lincoln County, State of Wyoming, hereby CONVEYS AND WARRANTS against all claiming by, through, or under said Grantor, but not otherwise, to LOIS J. SAGER, as Trustee of THE LOIS J. SAGER FAMILY TRUST, dated January 7, 1999, ("Grantee"), having a mailing address of 682 ·Lancaster Lane, Alton, Wyoming 83110, for the sum of Ten and No/100 Dollars ($10.00) and other good and valuable consideration, all of the Trust's right, title, and interest in and to the following described real property in Lincoln County, State of Wyoming:. Photostatic Records on page 223; encompassing an area of 111 acres, more or less; TRACT B: That tract of record in the said Office in Book 99 of Photostatic Records on page 417; encompassing an area of 1.50 acres, more or less (1.3 acres of record); TRACT C: The following tract reserved unto H. Dean Lancaster and Neva S. Lancaster: That part of the SEV. SAGER PLAT OF TRACTS IN THE E½SW¼ SECTION 24 T31N, R119W LINCOLN COUNTY, WYOMING" and dated 5 January 1989. TOGETHER.WITH all water and water rights, ditches and ditch ri~ihts, pipelines, and all other improvements and appurtenances thereunto belonging; , EXCEPTING AND RESERVING unto the said H. 'Dean Lancaster and Neva S. Lancaster, and to the survivor of them, for and during the period of their natural lives, the following: An undivided three-fourths (3/4ths) interest in and to all of ' the oil, gas, and other minerals and mineral rights of' whatsoever kind and nature located upon, in, or under the above-described real property, including the right to receive and enjoy all the rents, royalties and other benefits Which may accrue under the terms of any valid oil and gas leases now existing or hereafter entered into during the lifetimes of said H. Dean Lancaster and Neva S. Lancaster, or the survivor of them, covering said real property, including the right to receive an undivided three-fourths (3/4ths) interest in all rents, royalties, and other benefits which may accrue under the terms of that .certain oil and gas lease dated February 4, 1981; entered into between the Grantors herein,. as'l.essor, and' Cities Service Company, as lessee, recOrded May'l 1 ,. 1981, in Book 176PR, .at Page 1 '10, of the records of Lincoln County, Wyoming; 2 ©OG IT BEINGTHE NTENTION of the G(antor herein to convey, and the Grantor does hereby CONVEY, to the Grantee herein all the oil, gas, and other minerals and mineral rights in the above-described real property, together with all the remainder interest therein, subject only to the aforesaid reservation of a life estate interest in favor ~)f said H. Dean Lancaster and Neva S. Lancaster, and to the survivor of them, for the period of their natural lives, which aforesaid life estate interest retained by them shall automatically terminate on the death of the last survivor of H Dean Lancaster and Neva S. Lancaster. THIS CONVEYANCE IS GRANTED SUBJECT TO: 1. That certain Easement from H. Dean Lancaster and Neva S. Lancaster to Lower Valley Power and Light, Inc., dated November 7, 1978, recorded August 27, 1979, in Book 159 PR, at page 31'1, of the records of Lincoln County, Wyoming; 2. That certain Easement Agreement between H. Dean Lancaster and Neva S. Lancaster and Cottonwood Irrigation District dated April 2, 1971, recorded April 7, 1971, in Book 93PR, at page 4?7, of the records of Lincoln County, Wyoming; and 3. A right-of-way for the Lancaster Lane County Road No. 12-147 signed by H. Dean Lancaster on 15 April 1986. WITNESS the hand of said Grantor this 28th day of January, 2004. Richard K.
