Lincoln County, a political subdivision of the State of W~ ~y~,min~, .G.,.,ra~t~,o,r' for and in consideration of TEN DOLL--S ($10.00) and other good and valt~bl~.,I~,~h~¢~t~)~,~,.hand paid, receipt of which is hereby acknowledged, CONVEY AND W~~'~d'~r~"i~"~'~ and Jennifer ltansen, husband and wife, as Tenants by the Entireties, Grantees, whose address is PO Box 1776, A_ffon, Wyoming 83110, the following described real estate situate in the County of Lincoln, State of Wyoming, to-wit: A parcel of land within and being part of the Fairgrounds Annexation to the Town of Alton, of record, Lincoln County, Wyoming, with boundaries more particularly described as follows: BEGINNING at a corner along the boundary common to the said Fairgrounds Annexation and to the Kennington Addition Annexation, said corner also being the southwest corner of Lot 25, Block 37, of the Kennington Addition Annexation; and running THENCE S89° 13'45"E, along said annexation boundary, a distance of 517.46 feet to an annexation corner; TI-[ENCE S04°09'00"W, along annexation boundary, a distance of 79.80 fi. to another annexation boundary corner; THENCE N89°14'05"W, along annexation boundary, a distance of 513.56 feet; THENCE NO 1 °21'05"E a distance of 79.72 feet to the Corner of Beginning; ENCLOSING an area of 0.943 acres, more or less; SUBJECT TO existing easements of sight or record, including those for underground utilities; and TOGETHER WITH AND SUBJECT TO a shared access and utilities right of way, 14.5 feet in width, extending S01°21'05"W from Eighth Avenue a distance of 190 feet, the east edge of this easement being coincident withpart of the west boundary of the property herein described and with a west boundary line and prolongation thereof of Lot 25, Block 37, of the Kennington Addition Annexation; Further together with all improvements situate thereon and all other easements and appurtenances thereunto belonging; and, Further subject to all other easements, reservations, covenants and restrictions, if any, of record; and, Further subject to discrepancies, conflicts in boundary lines, shortage in area, encroachments, and any facts a correct survey and inspection of the premises would disclose and which are not shown in the public records.
