AFFIDAVIT TERMINATING ESTATE BY,THEI EN.TIRETIE~;,~:
I, Serena Jo Nielson, being of lawful age and first duly sworn according to law,
upon my oath, depose and state:
That I am of adult age, a resident of Kemmerer, Wyoming, and the
Affiant herein.
That by virtue of the conveyance which is recorded in the office of the
County Clerk for Lincoln County, Wyoming, located at Kemmerer,
Wyoming 'n Book 130PR on page 336 's recorded a Warranty Deed. The
Warranty Deed, dated the 16th day of September, 1996 conveys.unto
Randolph O. Nielson and Serena Jo Nielson., as Husband and Wife as
tenants by the entireties the following described property, to-wit:
The southerly one-half of Lots 1 and 2 of Block 41 of'the First Addition
to the Town of Kemmerer, Lincoln County, Wyoming, more particularly
described as follows:
Beginning at the southeasterly corner of said Lot 1 and running thence
S 63°26 W, 100 feet; thence N 26034' W, 70 feet; thence N 63026' E,
100 feet; thence S 26°34' E, 70 feet to the point of beginning.
That said Randolph O. Nielson died on the 28th day of June, 2002, and
a copy of the original certificate of death, certified to as true an correct
by public authority in which the original of said certificate is a matter of
record, is attached hereto as Exhibit "A"
That by reason of death of said Randolph O. Nielson and by reason of
§2-9-102 W.S. (1980), the decedents interest and title in said
conveyance has terminated and title to the real property conveyed
thereby has vested absolutely in Serena Jo Nielson continuously since
the death of the said decedent.
FURTHER AFFIANT SAYETH NOT.
