Leonard, a single person, as mortgagors, mortgaged to Wells Fargo Home Mortgage, Inc., as mortgagee, the hereinafter described real property by that certain mortgage dated December 28, 2000 (the "Mort,qa,qe"), and duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on December 29, 2000, in Book 457PR, at Page 616 (Reception No. 870505); and WHEREAS the Mortgage, together with the Note secured thereby, were assigned for value by Wells Fargo Home Mortgage, Inc. to Wyoming Community Development Authority by the indorsement of such Note and the execution and delivery of that certain assignment of mortgage dated December 15, 2000, and duly recorded in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on December 29, 2000, in Book 457PR, at Page 633 (Reception No.. 870506); and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direc- tion of Wyoming Community Development Authority, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on the 7th day of November, 2003, at 10:00 o'clock in the forenoon, at public vendue, at the front door of the Lincoln County Courthouse, 925 Sage Avenue, in the City of Kemmerer, Lincoln County, State of Wyoming; and WHEREAS, Wyoming Community Development Authority made the highest and best bid for the hereinafter described real property in the sum of $139,801.82, and the said real property was then and there sold to Wyoming Community Development Authority on the 7th day of November, 2003; and a Certificate of Sale was issued by the undersigned Sheriff ~n and for Lincoln County, State of Wyoming, to Wyoming Community Development Authority on the 7th day of November, 2003, which Certificate of Sale was duly recorded in the records of the office of the County' Clerk and ex-officio Register of Deeds in and for Lincoln County, State of Wyoming, on November 7, 2003, in Book 541 PR, at Page 318 (Reception No. 895139); and WHEREAS, no one has appeared to redeem the hereinafter de- scribed real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming, 'n consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Wyoming Community Devel- opment Authority, 155 North Beech Street, Post Office Box 10100, Casper, Wyoming 82602, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to-wit: Lot 88, Nordic Ranches Division No. 7, Lincoln County, Wyoming, according to the plat filed May 8, 1996, Instrument No. 819461; 'Plat No. 311E, which has the address of 247' Buckskin WaY, Etna, Wyo- ming 83118. Together with all improvements thereon situate and all fixtures and appurtenances thereto. TO HAVE AND TO HOED said described premises, together with all improvements thereon erected and all fixtures and appurtenances thereunto belonging, to Wyoming Community Development Authority, its successors and assigns forever.
