Read and Mary L. Read, as Trustees of the Read Family Trust under Trust Agreement dated June 19, 1989, of P.O. Box 1506. Afton, WY 83110, grantee, the following described real estate, situate in Lincoln County, and State of Wyoming, hereby releasing and waiving all rights under and by Vidue of the homestead exemption laws of the State, to-wit: Those portions of the NWl/4 and SW1/4 of Section 29 and of the NE1/4SE1/4 of Section 30, T34N, R118W, of the 6th P.M., Lincoln County, Wyoming, as more particularly described on Schedule C, pages 1 and 2, · attached. TOGETHER WITH all oil, gas and other mineral rights. TOGETHER WiTH all water rights including two (2) connections on the Bedford'Water and Sewer District domestic water system and all irrigation rights in the Strawberry Canal Company. 'TOGETHER WITH a perpetual water pipeline easement and right-of-way for the construction and maintenance of an underground water pipeline and related facilities over, under, through, across and along a one-rod, wide strip of land for the purpose of providing irrigation water to lands described above, including all rights of ingress and egress necessary or convenient for all rights and privileges incident to any such water pipeline, for the benefit of grantees and their successors and assigns, to enter upon the lands of grantors situate in the County of Linco n, State of Wyoming, more particularly described as follows: A one-rod wide easement Iddated north along the north fenceline of th'e .following described parcel of land: a portion of the SW1/4 of Section 29, T34N, R118W, 6th P.M., located adjacent to the West side of the Townsite of Bedford, Lincoln County, Wyoming, being more particularly described as follows: Beginning at the Southeast corner of said SW1/4 and running N89°49'45"W, along the South line of said SWl/4, 706.76 feet; thence North 1248.95 feet to a Point in the center line of the Astle County Road No. 12-187; thence S86°03'E, along the center line of said Road, 715.94 feet to a bend in said Road; thence S87°02'E, along said center line, 0.85 feet to the East line of said SWl/4; thence S0°23'51"W, along 391 last said East line, 1201.73 feet to the Point of Beginning. ~UBJECT TO that certain Mortgage between Boyd F. Astle and June N. Astle as mortgagor and the Federal Land Bank of Omaha, as mortgagee, dated November 29, 1984, and recorded by the Lincoln County Clerk on November 28, 1984, in Book 221 P.R., page 361. Grantees, Lawrence F. Read and Mary L. Read, as Trustees of the Read Family Trust under Trust Agreement dated June 19, 1989, assume, agree to pay and to comply with all obligations of the mortgagor under said Mortgage, including without limitation, the obligation to pay all sums when they become due.
