WARRANTY DEED
THIS DEED. made this ~__,lC~Yday of April, 2004, by and between PATSY A.
MARVEL (WIDOW), of Carteret County, North Carolina, hereinafter referred to as
Grantor(s); and LAURENCE V. FRIESE and wife, LILLIAN E FRIESE, of Monterey,
California, having a mailing address of 123 Dunecrest Avenue, Monterey, CA 93940,
hereinafter referred to as Grantee(s).
The designation Grantor and Grantee as used herein shall include said parties, their
heirs, successors, and assigns, and shall include singular, plural, masculine, feminine or
neuter as required by context.
WlTNESSETH:
THAT THE GRANTOR, for a valuable consideration paid by the Grantee, the
receipt of which is hereby acknowledged, has and by these presents does grant, bargain,
sell and convey and warrant unto the Grantee in fee simple, all that certain lot or parcel of
land situated in Lincoln, State of Wyoming, hereby releasing and waiving all rights under
and by virtue of the homestead exemption laws of the State, to-wit:
LOT SlX (6) in Star Valley Ranch Plat Three (3) as platted and recorded in the
official records of Lincoln County, Wyoming.
Reserving therefrom all rights· title and interest in and to any and all minerals
and rights appertaining thereto.
Subject to declarations of covenants, conditions and restrictions of record.
No title exam requested or provided. Description furnished by Grantor.
TO HAVE AND TO HOLD, the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee s~mple.
And the said Grantor for themselves and their heirs, executors and administrators,
covenant with said Grantee, their heirs and assigns, that they are seized of the said
premises in fee simple and have the right to convey in fee simple; that the same are free
and clear from all encumbrances and that they do hereby forever warrant and will forever
defend the said title to the same against the claims of all persons whomsoever.
Title to the property hereinabove described is subject to the following exceptions:
1. Taxes of record.
2. Easements and Restrictions of Record.
IN WITNESS WHEREOF, the Grantor has hereunto set his hand and seal, or if
corporate, has caused this instrument to be signed in its corporate name by its duly
authorized officers and its seal to be hereunto affixed by authority of its Board of Directors,
the day and year first above written.
