other good and valuable consideration, in hand paid, receipt whereof is hereby
acknowledged, CONVEY AND ~UITCLAIM any and all ownership that I may own In the
following described tracts of real estate to GLORIA LEHMAN Revocable Trust, Dated
May 3, 2004, GLORIA LEHMAN, Trustee, Grantee, whose address is 376 Hwy 236. Afton,
Wyoming 83110, the following described real estate, situated in Lincoln County and Slate
of Wyoming, hereby releasing and waiving all rights under and by vi~ue of the homestead
exemption laws of the State, to-wit:
TRACT 1
East quarter of the W1/2SE1/4 Section 1, TS31N, R119W, of the 6'"
P.M. Wyoming, together with I share of water in the Osmond Pipeline
Company, and all other water rights and appurtenances thereunto,
excepting a plot previously deeded clear as follows: In the SW corner
of said E1/4 W1/2 SEl/4 commencing at the SW corner running
thence N. 637.4 feet, thence East 205 feet, thence South 637.4 feet,
thence West 205 feet, to the point of beginning.
TRACT 2
Beginning 990 feet East of the Sl/4 Corner Section 1, T 31N R 119W/
of the 6'" P.M, arid running thence North 637.4 feet, thence East 205
feet, thence South 637.4 feet thence West 205 feet to point of
beginning and containing 3.0 acres, together with 1 share of water in
the Osmond Pipeline.
TRACT 3
A portion of the land referred to in Warranty Deed recorded August
27, 1969, in Book 87PR on Page 508 and the Warranty Deed
reCorded November 22, 1976 in Book 131 PR on page 645 of the
records of the Lincoln County Clerk within the W1/2SE1/4 of Section
1, T31N R119W of the 6t" P.M., Lincoln County, Wyoming more
particularly deScribed as follows:
Beginning at a point in the East line of said W1/2NE1/4, said point
being 442.58 feet N 0044'24'' E, along said East line from the B.L.M.
type monument marking the Lloyd B. Baker PE/LS 698, 2000 location
for the Southeast corner of said W1/2SE1/4; thence S 84°38'21`' W,
334.48 feet to a point in the West line of said properties; thence N
0°46'10" E, along said West line, 539.75 feet; thence East 332.34 feet
to a point in said East line; thence S 0°44'24'' W, along said East line,
508.49 feet, to the point of beginning.
TOGETHER WITH all improvements, appurtenances, hereditaments and all other
things thereunto belonging or in anywise apperta n ng.
SUBJECT, HOWEVER, to all easements, rights-of-way, reservations and
restrictions now of record or otherwise affecting said lands.
With respect to W.S. § 34-2-122, as amended, Grantor hereby states, represents
and warrants that the said Trust was established by written instrument executed the 3rd day
of May, 2004, that Said Trust has never been revoked, and that said instrument transfers
upon said Trustees, all powers set forth in the Uniform Trustees' Powers Act of the
Wyoming Statutes.
