COUNTY OF LINCOLN ) Gloria Lehman, being first duly sworn on oath deposes and say: 1. That Gloria Lehman is of adult age and is the surviving wife of Douglas Baker Lehman, who died January 18, 2004, in San Felipe, Baja California, Mexico, as hereinafter more fully appears. 2. That by a Quitclaim Deed dated October 29, 1977, and recorded November 17, 1983, in the office of the County Clerk and Ex Officio Register of Deeds in and for the County of Lincoln, State of Wyoming, in Book 207PR, Page 491, Henry I. Lehman and Catherine M. M. Lehman, husband and wife, quitclaimed to Douglas B. Lehman and Gloria M. Lehman, husband and wife, as joint tenants with right of survivorship and not as tenants in common; of Lincoln County, State of Wyoming, the following described real estate situated in Lincoln County, .State of Wyoming, to-wit: East quarter of the W1/2SE1/4 Section 1, TS31 N, R119W, of the 6'" P.M. Wyoming, together with 1 share of water in the Osmond Pipeline Company, and all other water rights and appurtenances thereunto, excepting a plot previously deeded clear as follows: In the SW corner of said E1/4 W1/2 SE1/4 commencing at the SW corner running thence N. 637.4 feet, thence East 205 feet, thence South 637.4 feet, thence West 205 feet, to the point of beginning. TOGETHER WITH all improvements and appurtenances thereon situate or in anywise appertaining thereunto. SUBJECT, HOWEVER, to all reservations, restrictions, exCeptions, easements and rights -of-way 'of record or in sight or use. 3. That bY a Warranty Deed dated November 4,'1976, and recorded November 22, 1976, in the office of the County Clerk and Ex Officio Register of Deeds in and for the COunty of Lincoln, State of Wyoming, in Book 131 PR, Page 645, Douglas B. Lehman and Gloria M. Lehman, husband and wife, and Hunry I. Lehman and Catherine M. M. Lehman, husband and wife, warrantiedto Douglas B. Lehman and Gloria M. Lehman, husband and wife, as joint tenants with right of survivorship and not as tenants in common, of Lincoln County, State of Wyoming, the following described real estate situated in Lincoln County, State of Wyoming, to-wit: Beginning 990 feet East of the S 1/4 Corner Section 1, T 31 N R 119W/of the 6th P.M., and running thence North 637.4 feet, thence East 205 feet, thence South 637.4 feet thence West 205 feet to point of beginning and containing 3.0 acres, together with 1 share of water in the Osmond Pipeline. TOGETHER WITH all improvements and appurtenances thereon situate or in anywise appertaining thereunto. SUBJECT, HOWEVER, to all reservations, restrictions, exceptions, easements and rights -of-way of record or in sight or use. 4. That by a Quitclaim Deed dated August 17, 2001, and recorded August 23, 2001, in the office of the County. Clerk and Ex Officio Register of Deeds in and for the County of Lincoln, State of Wyoming, in Book 471PR, Page 414, Derrick Lehman. and Martina Lehman, husband and Wife, quitclaimed to Derrick Lehman and Martina Eehman, husband and wife, Douglas B. Lehman and Gloria M. Lehman, husband and wife, 'as joint tenants, of Lincoln County, State of Wyoming, the following described real estate situated in Lincoln County, State of Wyoming, to-wit: A portion of the land referred to in Warranty Deed recorded August 27, 1969, in Book87PR on Page 508 and the Warranty Deed recorded November 22, 1976 in Book 131 PR on page 645 of the records of the Lincoln County Clerk within the W1/2SE1/4 of Section 1, T31N R119W of the 6~ P.M., Lincoln County, Wyoming more particularly described as follows: Beginning at a point in the East line of said W1/2NE1/4, said point being 442.58 feet N 0°44'24'' E, along said East line from the B.L.M. type monument marking the Lloyd B. Baker PE/LS 698, 2000 location for the Southeast corner of said W1/2SE1/4; thence S 84°38'21" W, 334.48 feet to a point in the West line of said properties; thence N 0°46'10" E, along said West line, 539.75 feet; thence East 332.34 feet to a point in said East line; thence S 0°44'24'' W, along said East line, 508.49 feet, to the point of beginning. TOGETHER WITH all improvements and appurtenances thereon situate or in anywise appertaining thereunto. SUBJECT, HOWEVER, to all reservations, restrictions, exceptions, easements and rights -of-way of record or in sight or use. 5. That Douglas Baker Lehman died on the 18th day of January, 2004, in San Felipe, Baja California, Mexico, and thereupon, the certificate of his death was duly filed with the Civil Register of the city of San Felipe, Baja California, Mexico, and made a matter of record in said office, and a certified copy of said certificate is attached hereto and made a part of this affidavit. 6. That upon the death of Douglas Baker Lehman, as aforesaid, the joint tenancy created by the aforesaid deeds were terminated, and Gloria Lehman, surviving wife, became vested with al of his right, title and estate in the above property.
